How to Fix a Failed Listing

It's disappointing to List your Tucson Home, expecting it to sell immediately and it just doesn't sell. You get lots of showings but no offers. What's wrong?

The reasons properties fail to sell are many, and usually include one or more of the following: Price, Condition, Location, or Marketing. If your home isn't getting any offers, we might need to make an adjustment in one or more of those areas. We cannot change the location so we need to look to adjusting the Price, improving the Condition or adjusting the Marketing.

Price is the single most important factor in getting your Tucson Home Sold. It is the first criteria that every buyer sets. The correct pricing can overcome a poor location or poor condition.

Any price adjustment must be significant in the eyes of the potential buyers (or Buyers Agents), to stimulate increased showing activities. For instance, if a home is priced at $304,900, a significant reduction would be to take the price to $299,900 while a reduction from $304,500 to $303,000 would probably not generate any increase in showing activity.

Condition is also of critical importance. If two or more homes of the same size are on the market in the same area, for the same price, the one in the best condition will probably sell first.

Your home should be spotless for every showing, (cleanliness is probably the most important factor, nobody wants to buy a dirty home), pick up all the clutter, put away most of the knickknacks, make the beds and generally make your home shine. On the exterior, sweep the entryway and sidewalk, trim the vegetation, remove any clutter. The intent is to make a good first impression when the buyer approaches your home.

If your home needs some work, we need to recognize that and let the buyers know they will get a price adjustment for that. If you need new carpet or paint for example, we can offer a credit to the buyer for those items. It is better to offer a credit than to actually replace the carpet or paint. The carpet you pick or the paint you use may not be what the buyer would select. It is best to let them choose their own.
