Below is a summary of key Tucson Real Estate Market indicators from Top Tucson Realtor Brenda O'Brien. The full detailed reports are available at the bottom of the page. Finally, on February 28th, the Tucson Multiple Listing Service released their January Monthly Report. We're not sure what took so long but hopefully they will get back on track and the February Report will be issued in a more timely manner. Key current month statistics from the Tucson Association of Realtor’s January 2007 Report show: Tucson Home Sales Volume: Decreased 2.62% from $258,363,162 in January 2006 to $251,602,329 in January 2007. Tucson Home Sales Units: Decreased 1.48% from 944 in January of 2006 to 930 in January 2007. Tucson Average Sale Price (all residential types): Decreased 1.15% from $273,690 in January 2006 to $270,540 in January 2007. Tucson Average Days on Market: Increased 56.82% from 44 days in January 2006 to 69 days in January 2007. Tucson Active Listings: Increased 49.9% from 6,499 in January 2006 to 9,742 in January 2007. Tucson New Listings: Increased 13.79% from the 3,209 listings added in January 2006 to the 3,694 listings added in January 2007. Some quick conclusions we draw from these Tucson home sales statistics are: New listings are up in January. It is typical for more new listings to come on the market in January once we are past the holidays. This year the increase was additionally impacted by the recent change in the MLS numbering system which encouraged hundreds of listings to be pulled, re-numbered and then put back into the system. Active Listings are back up over 9,000. This continues to be a buyers market with lots and lots of inventory for buyers to choose from. Prices are up over December. The Average Sale Price is up $9,192 over December of 2006 and the Median Sales Price is up $4,900 over the same period. Bargains, Yes! Steals, No! With all the homes currently for sale there are indeed bargains to be had out there. However we are not seeing sellers caving in and giving their homes away.
