A Tucson Home Inspection will probably be done when you sell your home. This is good for you as the Seller because the home inspection should expose any health and safety issues within your home along with any other material defects.
When you fill out your �Sellers Property Disclosure Form� be sure to list anything that you as a Buyer would want to know about. Sellers are obligated by law to disclose all known material (important) facts about the property to the Buyer. This full disclosure helps protect you from future claims by the Buyer about any problems that may arise with the home. The Home Inspection Report defines the condition of the home, and then it is up to the Buyer to decide if the home's condition is acceptable or if renegotiation is in order. Upon review of the Home Inspection Report, the Buyer will have their agent prepare a �Buyers Inspection Notice and Sellers Response�. This document may request, that you, as the Seller make certain repairs as a condition of moving forward with the contract. 1. Agree to make the requested repairs and proceed with the transaction. 2. Refuse to make any of the requested repairs. 3. Agree to make some (but not all) of the requested repairs. Your response will be forwarded to the Buyer. If you elect option #1 you're done. You make the agreed upon repairs, provide receipts to the buyer and the transaction moves forward. If you elect option #2 or #3, the buyer has choices. 1. Cancel the contract and have their earnest money refunded. 2. Agree to your response and move forward with the transaction. This entire process sounds complicated but is actually quite simple and is timelined so it does not drag on too long. Many people have a Tucson Home Seller inspection done prior to listing or during the listing in order to eliminate any problems down the road. Other inspections that are commonly done are Tucson Termite Inspections and Tucson Roof Inspections. While not as common, some people elect to have Tucson Radon Inspections or even sometimes Tucson Mold Inspections. Some People have Tucson Structural Inspections or Tucson Pool Inspections.
